I just got the call today that our house DID appraise at the selling price. Yipee! I can't tell you how relieved I am. All of my friends had told me not to worry about it. That it would appraise just fine. But my agent and the buying agent were both doubtful, so that scared me. I'm glad my friends were right. I should know to trust them. :)
So, now we're set to close on the 20th. It's going to be a crazy month!

So I guess I am a little confused. I have only been on the buying side of a house, not the selling side. Don't they appraise the house before you put it on the market so you know what to ask for?

A seller COULD fork out the money for an appraisal before they listed it. We just based our asking price on what other homes were selling for around here and your agent can usually give you a good idea of what is a fair asking price.
Once you're under contract to buy a home, the lender does an appraisal because they won't approve a loan for more than the house is worth. Does that make sense?
